A skylight is a hole cut in your roof, and the only thing keeping water out is the flashing and seal around it. Once an older unit starts fogging, leaking or draining heat, the seals and flashing are usually past a dependable patch, so replacing the whole unit is the fix that actually lasts.

We replace failed skylights across New Jersey with modern energy-efficient units and cut in brand-new ones where you want more daylight. Every skylight we install gets properly step-flashed and integrated into the surrounding roof and flashing so it stays watertight for the life of the roof.

Skylight leak repair, for us, means fixing the cause. A leak at a skylight is usually the flashing kit, the seal between the glass and the frame, or condensation dripping off the inside of an old unit. Caulk around the outside might hold for a season; new step flashing and a new unit hold for the life of the roof. If you are planning a roof replacement, that is the cheapest time to replace skylights, because the shingles around them are coming off anyway.

For a new skylight, we check the framing above the room, size the opening to work with the rafters where we can, and fit either a fixed unit or a venting unit that opens to let hot, humid air out. Either way it goes in with a flashing kit matched to the unit, not generic metal, because mismatched flashing is how new skylights end up leaking.
