Overview

Residential roofing in NJ, from one crew

Residential roofing in New Jersey is more than a layer of shingles. A home roof is a system: the deck, the underlayment and leak barriers, the flashing at every wall and chimney, the attic ventilation underneath and the gutters at the edge. When one part fails the rest ages faster, so we look at the whole roof before we price any part of it.

Most calls start with a problem: a leak, shingles in the yard after a storm, or a roof that is simply old. Sometimes the honest answer is a targeted house roof repair, and our roof repair page covers what that involves. When the roof is finished, a full roof replacement is the better use of the money. Older homes may carry slate or clay tile worth restoring, and plenty of houses have a low-slope porch, dormer or addition that needs a flat roof system rather than shingles.

Most New Jersey houses have shingle roofing: architectural asphalt shingles over synthetic underlayment, with a self-adhering leak barrier at the eaves and in the valleys. It is the best value for the money on a typical colonial, cape or split-level. Slate and tile last far longer but cost several times as much, and they belong on homes built to carry them. Chimneys, skylights and the flashing around them are part of the same job, so they are handled by the same crew.

We have roofed everything from 1920s colonials to new construction across Bergen, Essex, Morris and the surrounding counties. As a residential roofer in NJ we give every job the same fixed written price, the same daily clean-up and the same 10-year workmanship guarantee.

FAQ

Residential roofing in NJ: common questions

Slate and clay tile last longest: 75 to 100 years when they are installed and maintained properly. Architectural asphalt shingles last about 25 to 30 years, 3-tab shingles 15 to 20, and flat roof membranes 15 to 25. In New Jersey the attic matters as much as the material, because poor attic ventilation can take years off any roof. More in our guide to how long a roof lasts in NJ.
Both, and most calls are for house roof repair: a leak, some missing shingles, a flashing detail. If the roof has years left, we fix it and say so. We only recommend a roof replacement when repairs would just chase the water around.
Asphalt shingle, slate, clay and concrete tile, and flat roofs in EPDM, TPO and modified bitumen. We do not install metal roofing or cedar shake, and if that is what your home needs, we will tell you on the first call.
Every repair and replacement carries our 10-year workmanship guarantee. A new roof also carries the manufacturer material warranty, 30–50 years depending on the shingle line, which we register for you.
