Flat and low-slope roofs do not shed water the way a pitched roof does. They rely entirely on a continuous, watertight membrane. When that membrane is punctured, shrinks or fails at a seam, water sits and finds its way in. The same is true on the commercial buildings we work on.

Ponding water is the enemy of every flat roof. Water that sits more than about 48 hours after rain breaks the membrane down faster and voids most manufacturer warranties. It usually means a drain, scupper or gutter is blocked, or the deck has settled out of pitch. Flat roof drainage fixes range from clearing and resetting a drain to adding tapered insulation so the water runs where it should.

Not every flat roof needs a new membrane. EPDM repair on a rubber roof with a few open seams or punctures is quick work, and a sound but tired roof can often take a flat roof coating that adds years for a fraction of the cost of replacement. Torch-down modified bitumen is repaired with new plies heat-welded over the damage. When the membrane is brittle or the insulation under it is wet, flat roof replacement is the honest answer.
