Overview

Roof replacement in NJ, done as a full system

A roof replacement is one of the biggest investments you will make in your home, and most of the work is invisible from the ground. A new roof in NJ is a system: a sound deck, synthetic underlayment, a self-adhering leak barrier at the eaves and in the valleys, starter strip, the shingles themselves, ridge cap, flashing at every wall and chimney, and balanced attic ventilation. We install all of it, not just the layer you can see.

Every job starts with a full tear-off. Stripping the roof to the deck is the only way to see and replace rotted sheathing, to put leak barrier where it belongs, and to get full warranty coverage. Reroofing over existing shingles is cheaper on day one, but it hides the deck, adds weight and shortens the life of the new roof, and under the building code a roof that already has two layers has to be stripped anyway.

Most New Jersey homes get architectural shingles: a thicker, dimensional asphalt shingle rated for about 25 to 30 years, and the best value for the money on a typical asphalt shingle roof. Basic 3-tab shingles cost less but carry a shorter life, so the savings rarely pay off. Impact-resistant shingles, built to take hail better, are an option worth pricing if you want a heavier shingle. You can try colors and styles on a home like yours with our shingle color visualizer before you choose. Slate, tile and flat sections are priced as their own systems: see slate and tile roofing and flat roofs.

Most asphalt roof replacements on a typical New Jersey home take one to two days; larger or steeper roofs with a lot of valleys can run three to five. Every full replacement needs a construction permit under the New Jersey Uniform Construction Code, and we pull it with your town, schedule the inspections and include the fee in your price. More in our guide to roof permits in New Jersey.

On a typical New Jersey home, an architectural asphalt roof replacement runs roughly $9,000–$22,000, or about $450–$750 per square (100 square feet of roof) installed. Size, pitch, the number of layers to tear off and how cut-up the roof is move you within that range. Our new roof cost guide for NJ explains each factor, and our roof replacement cost calculator measures your roof from satellite to get you started.

And if your roof is not actually finished, we will say so. A targeted roof repair on a sound roof is often the better spend, and our guide to the signs you need a new roof helps you tell the difference.

FAQ

Roof replacement in NJ: common questions

A typical New Jersey asphalt roof replacement runs about $9,000–$22,000, or $450–$750 per square installed for architectural shingles. Size, pitch, layers to remove, roof complexity and material grade move the number, and slate, tile and flat sections are priced separately. See our new roof cost guide; you get a fixed written price after an estimate.
Most asphalt roof replacements on a typical NJ home take one to two days. Larger homes, steep pitches and roofs with many valleys or dormers can run three to five days. We confirm the schedule in writing before we start.
Yes. A full tear-off and replacement needs a construction permit under the New Jersey Uniform Construction Code, while small repairs usually do not. We pull the permit with your town, schedule the inspections and include the fee in your price. Our guide to roof permits in New Jersey has the details.
We do not recommend it. A roof over existing shingles hides the deck, traps any rot underneath, adds weight and usually shortens the life of the new roof, and a roof that already has two layers has to be stripped under the building code anyway. A full tear-off lets us inspect the decking, install proper leak barriers and gives you the longest-lasting result with full warranty coverage.
You get our 10-year workmanship guarantee plus the manufacturer material warranty, which runs 30–50 years depending on the shingle line. We register the manufacturer warranty for you.
Architectural, in almost every case. They are thicker, carry a longer rated life (about 25 to 30 years against 15 to 20 for 3-tab) and generally hold up better in wind, and the price difference is modest over the life of the roof.
They can be. Impact-resistant shingles are built to take hail better than standard architectural shingles, and some insurance carriers offer a premium discount for them, so ask yours before you decide. On a roof that rarely sees hail, a standard architectural shingle installed right is still the best value.
