Overview

Roof leak repair in NJ starts with the source

Roof leak repair is mostly detective work. Water gets in at one spot, runs along the underlayment or a rafter, and shows up as a water stain on the ceiling somewhere else, often several feet away. Patch the spot under the stain and the leak comes back. We fix roof leaks across New Jersey by finding where the water actually gets in, then repairing that detail properly, with a fixed written price before the work starts.

Roof leak detection starts in the attic, where the water trail is easiest to follow: stained sheathing, damp insulation, rusty nail tips. Then we check the roof above it, detail by detail. When the source still is not obvious, we water-test the likely spots one area at a time until the ceiling tells us which one it is. It takes longer than guessing, and it is the only way a repair holds.

Most leaks come from the same handful of places. A chimney leak is usually failed step or counter-flashing, or a cracked crown. A skylight leak is usually its flashing kit or a broken seal. A leak around a vent pipe is almost always a cracked rubber boot. Valleys carry more water than any other part of the roof and wear out first. And a leak after heavy rain, especially wind-driven rain, points to flashing that sheds ordinary rain but lets water blow in sideways.

Most roof leaks are repairs. If the roof is sound and the leak has one source, fixing that source is the right call, whether it means new flashing, a new boot or a rebuilt valley. When a roof leaks in several places at once, or the shingles are worn out across the whole surface, patching one leak just moves the problem, and it is time to price a roof replacement alongside the repair.

Some leaks lead to bigger work. A chimney leak often needs masonry too, which our chimney repair page covers; a skylight past its life needs a skylight replacement; and a winter leak at an outside wall is often an ice dam, which is an attic ventilation problem as much as a roofing one. Everything else we fix is on our roof repair page.

FAQ

Roof leak repair in NJ: common questions

Usually because a flashing detail has failed, not the shingles themselves. The most common sources are chimney flashing, skylight flashing, cracked vent pipe boots, worn valleys and missing or lifted shingles, plus ice dams in winter. Age makes all of them more likely, but even a newer roof leaks if one detail was installed wrong.
Start in the attic with a flashlight during or right after a rain. Look for wet or stained sheathing, damp insulation and water on the rafters, then follow the trail uphill, because water runs down the roof before it drips. The entry point is often feet above the stain on your ceiling. If you cannot find it, or cannot get into the attic safely, that is the job we do.
Water coming through a ceiling, a sagging wet ceiling or water near electrical fixtures needs attention now, and those calls go to the front of our schedule. A small stain that only appears after heavy rain is less urgent, but it is worth fixing soon, because every rain adds to damage you cannot see.
Most leak repairs in New Jersey cost $400–$1,500 for the diagnosis and the fix, because finding the source is half the job. Bigger fixes run higher: rebuilding chimney flashing is typically $800–$2,500 and a valley repair $700–$2,200. Our roof repair prices guide has the full list, and you get a fixed written price before we start.
Because a flashing detail sheds ordinary rain but not driving rain. Wind pushes water sideways and uphill, under step flashing, counter-flashing and the edges of shingles that have lost their seal. Leaks that only show up in storms almost always trace back to a chimney, a wall or a dormer.
Often, but not always. A stain on a top-floor ceiling or near an outside wall that appears after rain usually is the roof. A stain under a bathroom, or one that grows without rain, is more likely plumbing or condensation. Check the attic above the stain: if the wood there is wet or stained, it is the roof.
Usually, yes. A single leak on a sound roof is a repair. It is only when leaks keep showing up in different places, or the shingles are worn out everywhere, that repairs stop being worth the money, and we will tell you which one you are looking at, with photos.
